Our services with real estate run the gauntlet from acquisition and sale to leases, easements and operational matters, to regulatory concerns.

Our firm offers extensive in-depth knowledge and resources regarding all aspects of commercial real estate acquisition and sale, management, leasing and development. Brad worked in the commercial real estate department at Honigman Miller, and has remained immersed in this essential area of the law throughout his 25 years of practice.

Acquisition and Sale. The acquisition (or sale) of commercial real estate is a major event for any entrepreneur. We treat the occasion accordingly, and recognize the attendant goals and pitfalls from the start. Brad's experience in this area ranges from a half million sale price all the way up to high eight figures. The Purchase Agreement is the key element of any such transaction; it is essential that the attorney be involved before a binding document is signed. Title and survey matters, due diligence, financing, insurance and indemnity, environmental issues, zoning and other regulatory concerns are just a few of the matters that take center stage as the purchase process moves toward closing. We are prepared to work with the client and his chosen agents to achieve the desired result at the closing.

With the increased regulation and valuations, and the expansion of condominiums, vacation communities and the like, it has become increasingly common for residential purchasers to employ attorneys in their purchase and sale of property. Dan has already been called upon to assist firm clients in this process, and Brad of course has gained the needed background from his extensive commercial experience.

Leasing. Real estate and contract law intersect at the junction of the real estate lease, where landlord and tenant alike must protect their real estate interests while contracting for favorable terms that meet their expectations for their respective interests in the shared property. Our experience in this area includes negotiating leases for both landlords and tenants, including Brad's time negotiating leases for The Gardens owner in Palm Beach Gardens. We know what to look for and what's missing from any particular form.

Operations and Management. We assist clients with the management and operational challenges that arise during ownership of the developed property. In the past, clients have requested our services concerning land usage disputes, construction disputes, regulatory requirements, easements, and the daily operating challenges from contractors, tenants, and local governments. Since many of our clients lease their offices or facilities, we are able to approach such legal matters from the standpoint of either the owner or the tenant/occupant.
